How a loan against property works
A loan against property (LAP) lets you borrow using real estate you already own — residential or commercial — as collateral, without selling it. Because the loan is secured, LAP typically offers lower interest rates and higher loan amounts than unsecured personal loans, often with longer repayment tenures to match.
The trade-off is risk: since your property secures the loan, sustained missed payments can eventually put the property at risk. Loan amounts are usually capped as a percentage of the property's appraised value (commonly 50–70%), so it's worth getting a realistic valuation before assuming a specific loan amount is available to you.
