Frequently asked questions
How is a home loan EMI different from a regular loan EMI?
The math is identical — the difference is scale and term. Home loans typically run 15–30 years with larger principal amounts, which means interest makes up a much larger share of the total cost than on a shorter personal or car loan.
How much of my home loan EMI goes to interest?
Enter your numbers above and check the pie chart — for a 20–30 year loan, it's common for well over half the total repayment to be interest, especially in the earlier years of the loan.
Should I choose a longer or shorter home loan term?
A longer term lowers your monthly EMI but increases total interest paid; a shorter term raises the EMI but reduces total cost. Try both terms in the calculator above and compare the total interest figure.
Does this include property tax or insurance?
No — this calculates principal and interest only. Your actual monthly housing cost may be higher once taxes, insurance, and any HOA or maintenance fees are added.
